Great news……you’ve found your perfect property and you are ready to apply!!!
For us to put your application forward to the landlord, please complete the form below making sure you have read the terms and conditions at the bottom of this page. Should your application be successful you will be asked to pay a £100 holding deposit. (Important: Once paid, if you pull out or change your mind about the property, this fee will not be returned). If you require a Guarantor we will require them to complete this form in their name as they will become part of the tenancy agreement.
Guarantors
If you are applying to be a guarantor, you will need to complete this form to apply to become part of the tenancy. Once we receive your information, we will commence our/guarantor-application/ reference checks via our preferred supplier, Legal for Landlords.
Please read these carefully before submitting your application. By submitting you agree to be bound by the terms and condition stated below.
Upon receipt of your application, we will contact the Landlord to submit your offer. Should he/she accept, you will need to pay a holding deposit (this can be done over the phone by card).
Once your application has been approved by the Landlord and you have paid your holding deposit, you will be sent a reference request via email for you to fill in online.
The Holding Deposit is £100 (Note: If you change your mind after paying your holding deposit, this deposit will not be returned and is forfeited)
When referencing is completed, you will be contacted to confirm a date and time to move in.
Your tenancy agreement will be sent to be signed electronically.
If referencing cannot be completed within 5 days the property will be re-offered to other parties so please ensure your employer and previous / current landlord (if applicable) are made aware of the need to respond urgently to our reference requests.
Before we can release keys, you will be required to pay the first month’s rent in advance and the deposit. Future rent payments are required to be paid on the 1st of each month.
This payment must be made BEFORE you attend our office.
We cannot guarantee you can move into your property on your chosen date although we make all possible efforts to ensure the required date is met.
The property is taken in the condition it is at the time of your viewing unless specifically stated otherwise.
We will also go through your rights and obligations and who you should call should you require assistance in your new home. Rent is due monthly in advance and you will be required to set up a standing order.
Foreign Nationals – If you are joining a UK company you must provide a letter from them confirming your new salary before we can process your application. Your application will be discussed in more detail with one of our advisors.
If a guarantor is required, they will need to complete a reference also to ensure they can meet the payments should you fall into default. Deposits Under new legislation, all tenancy deposits are protected in an approved scheme.
We currently use the Deposit Protection Service when we are instructed to protect the deposit. We will provide you with information regarding this when you sign your agreement unless your Landlord has specified an alternate scheme.
Please also note that failure to disclose any Credit Problems, County Court Judgements or previous negative landlord references (that are discovered during referencing) will result in your application being declined and you will forfeit your holding deposit.
